Concerts, conferences, sporting events and festivals can create short, intense demand. The operators who benefit most prepare before bookings arrive.
Build an event calendar
Keep a forward list of events for each market, with dates, expected scale and the nights they affect. Include the nights before and after, which often see spillover demand.
Set rules before demand appears
- Raise rates on affected dates early, then adjust as pace develops.
- Review minimum stays for event dates. A longer minimum can protect high-demand nights, but only if guests actually stay that long.
- Check that last-minute discounts do not apply to event nights by default.
Watch pace closely
| Pace on event dates | Action |
|---|---|
| Filling much faster than normal | Increase rates on remaining nights |
| Filling as expected | Hold rates and keep monitoring |
| Filling slower than expected | Check visibility, stay rules and comp set before cutting price |
Review afterward
After each event, compare the rates achieved with market data. This record makes next year's plan more accurate.
